Many of today's baby boomers and retirees like to relocate during those cold winter months someplace more ‘weather’ friendly, but don't want to give up their primary home. That is why a Manufactured home makes a perfect second home for older adults. They are affordable, comfortable, sometimes furnished, and are abundant in the valley of the sun, and throughout the state of Arizona. Most often, they are located in parks with a variety of amenities that are of interest to active adults and in cities that welcome them. Age qualified adults often choose Active Adult Communities where they can form new friendships and take advantage of opportunities and activities that would not be available during the winter in cold weather states. Living in the valley’s warm climate during the winter allows us to golf, play tennis, hike, play shuffleboard, swim, the choices are endless really.
One of the many advantages of owning a manufactured home as a seasonal residence is convenience of lifestyle. If the home is in a land lease community, most have security and staff that maintains the grounds throughout the year. The community is close enough together that neighbors who live there full time often keep an eye on the vacant homes and most know how to contact the owner if there is a problem. A second home allows active adults the opportunity to keep their primary residence close to friends and family, yet have a winter retreat with like-minded adults. Many people travel between homes for decades. Popular areas here in the valley are Phoenix, Mesa, and Apache Junction.
Today’s manufactured homes offer far more luxury than the trailers of yesterday. With the higher standards comes a higher price, but because of the manufacturing process, these homes can offer far more for less than a regular stick built home. Some of the features offered in a today’s manufactured homes can include things like:
• Glamour baths with tumbled stone
• Jetted tubs with Jacuzzi options
• Custom showers with dual shower heads, benches, tumbled stone walls with glass block windows and glass tile accents
• Gourmet kitchens
• High end appliances with Energy Star Ratings
• Better insulation that Stick Built Homes = Lower Energy Costs
• Wood Burning or Gas fireplaces in Contemporary Country or Classic designs
• Tankless water heaters, granite countertops and wood closet organizers
• Skylights and premium window packages, including Transom Windows
• Cathedral Ceilings
• Hardipanel Siding
• 2 or 3 car garages
• Sizes up to a 4 bedroom 3 bathroom 2000 square foot home
Mobile home prices vary, just like stick built homes, and they are often driven by, as always, location, location, location.!!! These locations may have mountain views, or be located in golf course communities or near metropolitan areas. They may be in community settings or on private land, but the more luxurious the home and the more prime the land, the more expensive it will be. It is not unusual to find manufactured home prices of $100,000 and higher in some parks in Arizona. But the features found in those homes in those same locations would nearly double in price if they were traditional stick built homes.
So, if you think you would have to sacrifice luxury when contemplating a manufactured home in a 55+ Community, think again. It may be the least expensive upscale home you will ever own.
